A Baulast (building obligation) is a public-law obligation of a property owner towards the building authority to do, refrain from, or tolerate certain things on their property. Common examples include setback area obligations, parking space obligations, and access obligations. These are registered in the building encumbrance register (Baulastenverzeichnis) of the responsible municipality, not in the land register (Grundbuch).
