Setback areas (Abstandsflächen) are the spaces between buildings and property boundaries that must be kept free of construction under the respective state building code (Landesbauordnung). They serve to ensure adequate lighting, ventilation, and fire protection. The depth of the setback area is typically calculated from the building height multiplied by a factor that varies by zone type (e.g., 0.4 H in core areas, 1.0 H in residential areas). In Bavaria, the 2021 amendment to the BayBO significantly simplified setback regulations.
