The Bebauungsplan (zoning plan, or B-Plan) is a legally binding municipal ordinance that regulates in detail how plots may be built on and used. Typical stipulations include the plot ratio (GRZ), floor area ratio (GFZ), building method (open/closed), roof shape, eave height, and ridge height.
