You only create a CIRO account once you want to manage your properties permanently or repeat the statement next year with one click – then you simply carry everything over into your account.
Yes – that is exactly what the utility bill assistant is built for. A special property management (SEV) handles the tenant statement for rented condominiums, for ongoing fees. With the utility bill assistant you do this step yourself: drop your homeowners’ association statement into the calculator, CIRO separates recoverable from non-recoverable items under Section 2 BetrKV, re-checks every share and creates the finished tenant document – a one-off 20 € per statement, with no SEV contract and no subscription.
The calculator reads your documents once and shows you the result – the files are not kept after the analysis. Only when you then start the assistant is the data created that your statement needs – GDPR-compliant on European servers. If you don’t carry it into a CIRO account, everything is deleted automatically after 30 days; your access link to the finished document is valid for the same period.

The distribution follows the German operating cost ordinance (BetrKV) and heating cost ordinance, including pro-rata periods for tenant changes, and the document contains the mandatory details under Section 556 BGB. In addition, the CIRO statement assistant reviews your statement for anomalies and gives you guidance – based on a rule set developed and reviewed together with tenancy-law attorneys – the final responsibility and the last word stay with you; the guidance is not legal advice.
