The Grundbuch (land register) is an official register maintained by the local district court (Amtsgericht) that records ownership and encumbrances of all properties. It consists of the inventory section (Bestandsverzeichnis) and three divisions: Division I (ownership), Division II (charges and restrictions), and Division III (mortgages and land charges).
