Condominium ownership (Wohnungseigentum) under German law is the individual ownership (Sondereigentum) of an apartment combined with a co-ownership share in the common property (Gemeinschaftseigentum). Each apartment receives its own land register folio (Grundbuchblatt). The owner can freely sell, rent out, and encumber their apartment. (§ 1 ff. WEG)
