The declaration of division (Teilungserklärung) is the foundational document of a German homeowners' association (WEG). It governs the allocation of individual ownership (Sondereigentum) and common property (Gemeinschaftseigentum), assigns co-ownership shares, and contains the community regulations. It is notarially certified and registered in the land register (Grundbuch). (§ 8 WEG)
