Common property (Gemeinschaftseigentum) encompasses all parts of the land and building that are not designated as individual ownership (Sondereigentum). This typically includes load-bearing walls, the roof, the facade, the stairwell, the elevator, the heating system, the communal garden, and utility pipes up to the branch point into the individual unit.
