What CIRO takes off your plate after the purchase

The Immocation Festival is about financing, cash flow and taxes. After you buy, that takes clean numbers every month. CIRO handles the routine behind them, and you decide what goes out.

01Cash flow per building, straight from your account
You connect your bank account once. CIRO matches rent payments to tenants and shows you, per building, what is left after HOA fees and loan payments.
02Numbers for your tax return (Anlage V)
Income, deductible expenses and depreciation are ready per property, loans and insurance per unit. Your tax advisor gets them as PDF, CSV or DATEV export.
03Utility bill statement with the calculation shown
You upload the invoices. CIRO separates what you may pass on under § 2 BetrKV from what you pay yourself, flags errors and shows how every figure was calculated.
04Rent cap and deposit limit checked
For rent increases CIRO checks the cap and the waiting period under § 558 BGB, for deposits the limit of three months' net rent under § 551 BGB. Denise, a tenancy lawyer, reviews the deadlines and rules behind it.
05Moving over from your Excel list
Upload your list. CIRO creates properties, tenants and tenancies once you have checked the preview. Import is available from Smart, including during the trial.

Who is behind CIRO

CIRO started with an evening among friends. André wanted to get into letting. Markus and Pascal, landlords for years, talked so openly about their early days that André stuck with his ETF savings plan.

What remained was the question of why letting takes so much more work than a savings plan. CIRO is our attempt to change that: the platform takes bookings, statements and deadlines off private landlords' hands to the point where letting stays manageable alongside a job.

Three of us are landlords ourselves. The team includes a software architect, a management consultant, a tax strategist and a tenancy lawyer.
