Software for managing rented apartments counts as income-related expenses (Werbungskosten) under § 9 EStG and reduces your rental income (§ 21 EStG). You enter the fee in Anlage V for the year in which you paid it (§ 11 (2) EStG).

The higher your tax rate, the more of it you get back through your taxes.

Yes. When you sign up, you start on Smart and try it free for 60 days, with no payment details. One utility bill statement is included in the trial. If you haven't added a payment method by the end, your account becomes read-only until you choose a plan. If you only need a single statement, the utility bill assistant creates it right in your browser without an account, for €20 per statement.

No. You pay the price shown on the pricing page. It includes every feature of your plan, support and GDPR-compliant storage on EU servers. There's no setup fee and no cancellation fee.

A one-off €20 per rental property. For that, the utility bill assistant creates the statement without an account or subscription. A plan pays off if you bill several apartments or keep track of rent and receipts in CIRO all year.

You cancel in your account under "Subscription"; no email or phone call needed. The cancellation takes effect at the end of the current billing period, and there's no minimum term. After that you keep access to your data and can export it as PDF and CSV at any time.

Yes, with no minimum term and no fee. If you move to a larger plan, it takes effect immediately and the current month is pro-rated. If you move to a smaller one, your current plan stays active until the end of the billing period, and then CIRO switches you over automatically.

Every plan includes a fixed number of units: Basic 5, Smart 20 and Pro 50. If you need more, you add as many units to your subscription as you need and pay per unit per month. You see the price before you book. Or you move up to the next plan, which includes more units.

After you cancel, your data stays available, and you can pick Basic, Smart or Pro again at any time. If you want to close your account entirely, you delete it from your profile. CIRO then deletes it immediately, so export your files as PDF and CSV first.
