A special assessment (Sonderumlage) under German condominium law is a one-time extraordinary payment required when the maintenance reserve fund is insufficient. Typical occasions include roof or facade renovations. The resolution requires a simple majority at the owners' meeting (Eigentümerversammlung). (§ 28 Abs. 2 WEG)
