A rent reduction (Mietminderung) under German law applies when the rental property has a defect that limits its suitability for use. Typical grounds for reduction include mold, heating failure, noise disturbance, or water damage. The tenant must inform the landlord without delay by filing a defect notice (Maengelanzeige). (§ 536 BGB)
