Property maintenance (Instandhaltung) encompasses all measures to preserve the contractually agreed condition of a property. Under German tenancy law, the landlord is obliged to maintain the rental property in a suitable condition. Under German condominium law (WEG), maintenance of common property is the responsibility of the homeowners' association. (§ 555a BGB, § 21 WEG)
