Apartments under German law are classified by fit-out quality: basic (einfach), standard (mittel), upscale (gehoben), and premium/luxury (stark gehoben). Many rent indices (Mietspiegel) use these categories to determine the local comparable rent. The quality grade influences construction and modernization costs as well as the subsequent rental yield.
