> Portfolios for landlords: manage your GmbH, partnership and private holdings separately in one CIRO account, with their own bank accounts and access.

Every GmbH, every partnership and your private holdings get their own organization in CIRO, with their own tenants, bank accounts and statements. One subscription covers them all.

## Why separate organizations?

Many landlords hold some of their units privately and some in a property-holding GmbH or a family partnership. Legally these are separate owners, each with its own books, accounts and letterhead. CIRO keeps them apart and still shows your whole portfolio under "All organizations". You don't need a second subscription: your plan's units apply to all organizations together. If the GmbH has 14 units and your private holdings 6, that counts as 20.

### Work where the unit belongs

The switcher at the top of the sidebar sets which organization you're in. Whatever you create then lands right there: a new unit, a lease, a receipt. Lists and figures show only that organization until you switch.

### Every account knows its organization

The GmbH has its business account at the savings bank, private rent goes to your N26 account. You assign each connected bank account to an organization, even while creating it. CIRO then matches the transactions only against that organization's leases and books them into its [accounting](https://www.ciro.immo/en/features/buchhaltung). Accounts without an assignment aren't fetched at all.

### The partnership's letterhead, not yours

If the unit belongs to the family partnership, the partnership appears in the letterhead of the [service charge statement](https://www.ciro.immo/en/features/nebenkostenabrechnung) and the rent increase: with its logo, its legal form and its address. You upload the logo once per organization, and CIRO adds it to each of these letters.

### Everyone sees what they look after

Your bookkeeper handles the GmbH, your brother helps run the family partnership. For each person you set a role per organization, or no access at all. Later, the log shows who changed what and when.

### Everything added up

How many units do you have in total, and how much rent comes in each month? Under "All organizations" CIRO adds up all organizations without mixing their books.

## Frequently asked questions

### What are portfolios in CIRO?

Portfolios let you run several organizations in one CIRO account, for example a GmbH, a partnership and your private holdings. Each organization has its own units, tenants, bank accounts and statements. You log in once and switch between organizations at the top of the sidebar.

### Can I manage a GmbH, a partnership and private holdings separately?

Yes. You create an organization for each, with its name, legal form and address. Units, leases, receipts and bookings then belong to exactly one organization. Under "All organizations" you still see your whole portfolio together.

### How much do portfolios cost?

Portfolios are an add-on for €10 per month and can be cancelled monthly. You can book it from the Smart plan (€30 per month). It all runs on one subscription with one invoice. Your plan's units are shared by all organizations: if the GmbH has 14 units and your private holdings 6, that counts as 20. If you need more, you add units.

### Who sees which organization?

You decide. For each person on your team you choose a role or "No access" per organization. Even the main account does not open any organization automatically. The activity log shows who changed what and when.

### Which sender appears on the service charge statement?

The organization that owns the unit, with the name, legal form and address you stored for it. If the flat belongs to your GmbH, the GmbH is the sender on the statement. If you've added a logo for the organization, it appears at the top of the letterhead, on rent increases too.

### How do I assign bank accounts to an organization?

After connecting your bank you choose the organization for each account. You can also take accounts along when you create a new organization and change the assignment at any time. CIRO matches an account's transactions only against the leases of its organization.
