## Sorted figures for your tax advisor

With CIRO you see every day which rent has come in, and every invoice is filed with the right apartment. Chargeable costs are ready for your utility bill statement, deductible expenses and depreciation for your Anlage V. Your tax advisor gets sorted figures with receipts attached, and you keep working through the tax questions with them.

### Every rent payment, recognized automatically

When a payment comes in, CIRO reads the reference and recognizes the tenant, apartment and month. If the amount matches the rent, CIRO books the payment without you. If a rent payment is missing, it goes on your [daily list](https://www.ciro.immo/en/features/assistent). You can work out late payment interest with the [late payment interest calculator](https://www.ciro.immo/en/rechner/verzugszinsen).

### Payments without a reference

Some payments arrive without a reference, with a different amount or from a new account. CIRO suggests which rent or cost item they belong to, and you confirm the suggestion.

### Receipts by photo, read on Smart and up

Snap or upload an invoice. CIRO reads the amount, date and property, assigns a cost type and attaches it to the matching entry. Upload the same invoice twice and CIRO notices. Chargeable costs are ready for your [utility bill statement](https://www.ciro.immo/en/features/nebenkostenabrechnung).

### At year end: the figures for your Anlage V

CIRO puts income and deductible expenses together per property, [depreciation](https://www.ciro.immo/en/rechner/afa) included. You get the report as PDF, CSV or DATEV export, for yourself or your tax advisor. You fill in the Anlage V itself in ELSTER, or your tax advisor does it.

## Your bank connection stays protected

- **CIRO only reads:** CIRO sees incoming and outgoing payments but cannot initiate a transfer.
- **You grant access at your bank:** You only enter your banking credentials at your bank, never at CIRO.
- **You can disconnect at any time:** Your data in CIRO stays in place. Your bank decides how long the access stays valid, and CIRO reminds you 14 days before it expires so you can renew it.
- Bank connection via finAPI, an account information service licensed by BaFin.

## Frequently asked questions

### Does CIRO create my Anlage V?

CIRO puts together a report for your Anlage V (rental income tax form) per property: rental income, allocated costs, depreciation, loan interest, maintenance and other deductible expenses. You export it as PDF, CSV or DATEV file. You fill in the Anlage V yourself in ELSTER, or your tax advisor does it. CIRO sends nothing to the tax office.

### What happens if a tenant pays less or not at all?

CIRO shows the rent as unpaid or partly paid, with the missing amount. You get a notification, and the rent appears on your daily list. If you're on Smart or Pro, Hausmaister drafts a payment reminder to your tenant on request; it is not sent automatically. You can work out default interest with CIRO's late payment interest calculator.

### How secure is the bank connection?

CIRO connects your account via finAPI, an account information service under PSD2 licensed by BaFin. You grant access on your bank's own page; CIRO never sees your banking credentials. CIRO can only read and cannot initiate a transfer. Your IBAN is stored encrypted and only the last four digits are shown.

### Which plan includes bank reconciliation?

Bank reconciliation is included on Basic and up: you connect your account, CIRO matches payments by fixed rules and remembers every correction you confirm. On Smart and up, AI also matches what no rule catches. You will find all plans compared on the pricing page.

### Which banks does the connection work with?

CIRO connects your account via finAPI. That works with most German banks, including the savings banks (Sparkassen) and cooperative banks (Volksbanken), Deutsche Bank, ING, DKB and Commerzbank. If your bank isn't supported, you record transactions by hand or upload receipts as photos.

### What happens if CIRO doesn't recognize a payment?

Payments CIRO can't match clearly land in reconciliation with amount, date and sender. There you assign them to a rent or cost item. CIRO remembers the pattern and recognizes the same payment next time.

### Does CIRO see my private transactions?

Your bank delivers all transactions on the account; the interface can't be narrowed further. A fixed rule filter sorts out most private transactions before the AI sees anything: card payments, transfers between your own accounts, salary, savings plans, cash withdrawals and spending that finAPI clearly classifies as private, such as groceries or restaurants. What remains are rent payments and costs for your apartments, such as HOA fees, property tax, building insurance, loan installments or contractor invoices. The AI gets these with amount, date, payment reference and sender or recipient, and either matches them to your open items or puts them in front of you for review. If you've switched the AI off, CIRO matches by fixed rules only.

### Does CIRO replace my tax advisor?

No. CIRO sorts your income and expenses and attaches its receipt to every entry. Tax questions, such as whether a large renovation is deductible at once or spread over several years, you settle with your tax advisor. They can import the DATEV export directly.

### Do I need double-entry bookkeeping as a private landlord?

No. For rental income, what counts is what arrives in and leaves your account during the year. That's exactly how CIRO books: by payment date, with the ten-day rule for recurring payments around the turn of the year.

### How long do I have to keep receipts?

As a private landlord you don't have to keep books. You still keep invoices for your rental apartment for eight years, counted from the end of the year they were issued (§ 14b UStG): for VAT purposes a landlord counts as a business, even if the rent is VAT-exempt. Keep the purchase contract and records of construction or acquisition costs for as long as you depreciate, and beyond that until your last tax assessment is final. In CIRO every receipt is attached to its entry.
